By using your own funds you receive the uplift a developer would make.  This means real equity rather than an arbitrary discount.  (Below Market Value or BMV is a marketing gimmick in our experience).  In doing so your HMO property investment yields higher.  Plus you have the potential to refinance against a higher value.
