“Where are the live HMO deals?”
This was asked of me by a client enquiring recently. She had a point. We do not have a section for live HMO deals on this website and judging by her comment it was a notable absence.
The reason for this is simple:
There are only a few properties that we view each month that make the grade. By this I mean they have all the factors we think are essential to make a solid HMO investment:
- Location which will generate good demand from the right sort of tenants.
- Room sizes which will lend themselves for conversion into HMO rooms.
- A property which is in reasonable structural order, or at least repairable within a sensible budget.
We are in the fortunate position that we always have a handful of clients waiting for properties. As a result, when we find a property that works for one of those clients there is no need to post it onto our website.
We are also in on-going dialogue with clients who aren’t ready to commit to a property now, but instead want their questions answered.
As has been said elsewhere on this site, we are happy to take as long as you need. In one case the time from when we first spoke to a client to them reserving a property was over 12 months. That’s fine. It’s a lot of money you are committing to a project and therefore you should be completely happy.
Having said that we do email our database of clients from time-to-time to remind them we are here, and with details of a deal that might be of interest.
